What is O&L coverage and why do I have it?

O and L stands for Ordinance and Law. Though your agent said that it wouldn't cover code upgrades, perhaps he meant that if a code went into law, your insurance isn't going to accept claims to upgrade the home and bring it up to code — unless your home suffers a loss. What this coverage does is that if your home is damaged, you have additional funds to bring the building up to code with any new laws since the home was originally built.

Will home insurance cover a robbery claim after my policy was canceled?

This entirely depends on the date of the loss, i.e. when the home burglary happened.

Insurance Companies

Should I choose a company that is cheaper for my auto insurance or my home?

There's a couple of things to think about. While price is important, I would make sure you have equal coverage for your home and your auto from both Travelers and State Farm.

Coverage & Claims

Can the home owner be sued if their tenant caused damage to someone else?

No, the driver/owner of the car would be held responsible. If you have uninsured motorist coverage, you can have the damage to your car covered and you can file a claim on your homeowner's insurance for the damage to your garage door.

Homeowners Insurance

Is this covered by my homeowners or do I have to sue?

Homeowner's insurance is to repair damage caused by an unforeseen event. In this case, it will most likely not be covered by insurance, especially because it is cosmetic damage caused by home improvements.

Homeowners Insurance

Does homeowners insurance cover re-stain after claim?

Your homeowner's insurance will typically pay to repair the damage to the property. They don't pay to make sure the stain matches.
