Why does insurance care where water damage came from?

We had some water damage in our basement recently, and Plymouth Rock kept asking questions about where the water actually came from. I didn’t really get why that mattered so much. Water is water, right, so why does it make such a big difference whether it came from inside the house or outside?

With Plymouth Rock (and any insurance company) where water comes from matters a lot because different causes are covered in different ways.

Not all water damage is treated the same under a policy.

For example, damage from a burst pipe or sudden leak inside your home is usually covered. That’s considered a sudden and accidental event.

But water that comes from outside the home, like flooding from heavy rain or groundwater, is usually not covered under a standard homeowners policy. That’s where flood insurance comes in.

There are also gray areas, like sewer backup, long-term leaks or water coming into your home from a lack of maintenance. Each of these can be handled differently depending on the cause and your coverage.

That’s why adjusters ask so many questions, it’s not just curiosity! They’re trying to determine which part of your policy applies, or if it applies at all.

It can feel frustrating in the moment, but that detail is what determines whether a claim is approved. If you want to avoid surprises, it’s worth reviewing your policy and asking:

  • What types of water damage are covered
  • Whether you have sewer backup coverage
  • If you need a separate flood policy
