Why do I need a home inspection for coverage?

I tried getting a home insurance quote through Progressive and they said the house might need an inspection before coverage starts. Is that normal, or does it mean they think something’s wrong with the property?

Progressive sometimes asks for a home inspection after you purchase a policy, and that’s actually pretty normal. It doesn’t necessarily mean the insurer thinks something is wrong with your property.

Sometimes inspections are required before coverage starts. Other times they happen shortly after the policy begins, especially for older homes or homes with higher coverage limits.

During an inspection, the company is usually looking at a few key things:

  • Roof condition and age
  • Exterior issues like damaged siding, missing shingles, or tree branches touching the roof
  • Safety concerns such as broken steps or railings
  • Signs of major wear or maintenance problems

The goal isn’t to nitpick your property. Insurers want to make sure the home doesn’t have conditions that could lead to a predictable claim, like a roof that’s already failing.

Many inspections today are also quick and low-impact. In some cases, they’re done using exterior photos, aerial imagery, or a short visit where someone walks around the outside of the house. They usually don’t need to come inside unless there’s a specific concern.

If the inspector notices something, the company may ask you to fix a specific issue within a certain timeframe, like trimming back trees or repairing loose shingles. If everything looks fine, the inspection simply becomes part of the policy record.

So needing an inspection doesn’t mean your house raised a red flag. It’s just one of the ways insurers manage risk and verify property details before committing to coverage.
