Why would insurance repair a damaged roof instead of replacing it?

After a windstorm last fall, a big branch fell onto our house and damaged part of the roof. I have Merchants Insurance Group and they approved the repairs, but my neighbor said his insurer covered a full roof replacement after similar damage.

It made me wonder how companies decide between repair and replacement. Is that based on the adjuster’s judgment or something written into the policy?

With Merchants Insurance Group, the decision to repair or replace a roof usually isn’t random: it’s based on the damage and your policy, as well as what the adjuster identifies onsite.

After a storm, the adjuster looks at how much of the roof was actually damaged. If only part of the roof was affected (like one section hit by a fallen branch), the insurer may approve repairs just for that area instead of replacing the entire roof.

The goal of homeowners insurance is to fix the damage caused by the storm, not replace parts of the home that weren’t affected. So even if your neighbor got a full replacement, their situation may have been different in ways that aren’t obvious from our view on the street below.

Another factor is your type of coverage. Some policies pay replacement cost, which covers the cost of new materials. Others use actual cash value, which factors in the age and condition of the roof. An older roof may not qualify for full replacement unless the damage is severe.

Local building codes can also play a role. In some cases, if repairs aren’t allowed or won’t match properly, a larger portion of the roof may need to be replaced.

So while the adjuster makes the call, they’re following guidelines in your specific homeowners policy and an array of inspection standards, not just personal judgment.

If you’re unsure, it’s completely fair to ask:

  • How much damage was found
  • Why repair was chosen over replacement
  • Whether your policy affects that decision

Ultimately, insurance isn't "one size fits all." While it can be frustrating that someone next door gets a shiny new roof, remember that every claim, house, and policy is just a little bit different.
